Welcome

Thanks for your interest in renting my apartment. The address is 1030 N State St, Apt 4C. There is currently no listing as it’s not directly on the market as a rental. After living here for more than a decade, I am helping facilitate getting a new renter. I’m moving because I have outgrown the space. My landlord is the nicest lady and she lives in South America most of the year.

Since there isn’t a listing I am including the listing of two very similar units, 7C/8C. All C tier units have the same layout.

Rent is $1700/month starting June 1st. The timing is negotiable but preference will be given to anyone that can make that date. This is significantly under market price for this area and it’s because the owner recognizes that these are challenging times and wants to keep things economical for the next person. You will not find a better deal for what you’re getting in the Gold Coast!

What’s included:

Full details can be found in the listing links above and here are some highlights:

24/7 Doorman Building, Gym, Laundry Room (no in unit but industrial washer and dryers. $3.00 to wash and dry, 30min cycles)
Olympic Size Pool in the summer with purchase of pool pass
250mbs Internet and Basic DirecTV included
Maintenance staff on hand for any urgent in unit repairs or needs
Outdoor Balcony
Bike Room
Mail Room
Centrally controlled Heat/AC. Building controls based on outside temp. Heat only in Winter/AC only in Summer
The only utility you pay for is electricity which runs around $40/month
Parking is available attached to the building for a monthly cost.

This is a great neighborhood with easy walking distance to groceries, restaurants, bars, and the red line.

There are a few caveats which I’ll highlight for full transparency.

  1. The unit was refurbished in 2005 so some of the fixtures are dated.

  2. Since the owner lives out of country half the year, I have helped handle a few things including small repairs and rent is paid by depositing the check at the bank down the street.

  3. The unit will likely not be fully refurbished between me moving out and you moving in and you can discuss with landlord on any changes (i.e painting)

If you’ve read through all this and are ready to move forward or if you have any questions, send me an email king@kinglau.co and we can arrange for an application.
